Everybody's telling you it's time. Your colleague did it. Your cousin did it. And the agent who dropped a flyer in your letterbox is very, very sure this is your moment.

So you sat down one night, opened the calculator on your phone, and tried to work out whether you can actually afford it. And the honest answer was … you don't know. Nobody has shown you the numbers. They've shown you a nice condo and a happy story.

Here are the questions that decide whether this move makes you money, or quietly costs you a few years of your life. Ask them of anyone. Ask them of me.

  1. "If I do nothing, what happens?" The one option nobody in the room ever models for you, because it's the one nobody gets paid for.
  2. "How do you get paid on this? And what do you make if I stay put?" Ask it out loud, and watch what happens to the room.
  3. "Show me a client you told not to buy." If they can't name one, they've never said no. And an advisor who's never said no isn't advising you.
